Assistant Property Manager/Leasing Agent
Windward Communities is seeking an Assistant Property Manager/Leasing Agent. The Assistant Property Manager/Leasing Agent will assist in the day-to-day operations of the assigned apartment community while learning valuable skills working closely with the Property Manager.
Position responsibilities include:
Leasing:
- Opening and closing the office as scheduled
- Actively participate in leasing and marketing of the community to maximize occupancy
- Meet and greet prospective residents and vendors in a professional and enthusiastic manner
- Show model apartment home and provide community tours
- Respond promptly to all inquiries
- Assist with move-in/move-out inspections and follow up
- Prepare documents for new residents and collect fees
- Track notices to vacate
- Monitor lease renewals for timely completion
Office Administration and Property Management:
- Learn and assist with management of the property management platform for leasing, lease administration, accounting, service, and turnovers
- Enter resident payments into the property management platform, issue receipts and deposit funds into the property bank account daily.
- Assist with administrative activities to execute court processes for assigned property, including the preparation of case files, notifications and attendance at court hearings.
- Enter resident and property work orders into the property management platform and track through completion.
- Conduct vacant unit inspections to ensure readiness for the next resident
- Maintain compliance with applicable Landlord-Tenant Code
- Track and respond to all calls that are relayed after normal business hours.
- Participate in enforcement of community rules and regulations
- Assist Property Manager with completion of miscellaneous daily tasks
- Assist the Property Manager in management of vendors, ensuring all vendor responsibilities are performed in accordance with the contract.
Qualifications:
- Prior industry experience is preferred, but not required.
- Excellent written and oral communication skills
- Proficient in Microsoft Excel, Word, aptitude/willingness to learn other management software programs.
- Ability to work with a sense of urgency to handle issues in a timely manner
