Property Manager

Windward Communities is seeking a Property Manager. The Property Manager will manage the day-to-day operations of the assigned apartment community.

Position responsibilities include:

Office Administration and Property Management:

  • Manage the financial performance of the property by overseeing rents, occupancies and expenditures
  • Supervise resident retention, renewal and leasing programs to maintain maximum occupancy
  • Execute court processes for assigned property, including the preparation of case files, notifications and attendance at court hearings
  • Enter resident and property work orders into the property management platform and track through completion
  • Conduct move-out unit inspections and prepare final accounting statements
  • Maintain compliance with applicable Landlord-Tenant Code
  • Track and respond to all calls that are relayed after normal business hours
  • Enforcement of community rules and regulations
  • Management of vendors, ensuring all vendor responsibilities are performed in accordance with contracts.
  • Analyze monthly performance and budget projections and discuss strategies with the Multifamily Group Manager
  • Oversee resident relations, which includes taking resident phone calls and addressing requests and concerns
  • Supervision of Leasing and Maintenance staff and ensure completion of tasks
  • Additional duties as assigned
Qualifications:
  • Prior industry experience is preferred, but not required.
  • Excellent written and oral communication skills
  • A comprehensive understanding of marketing techniques and budgeting
  • Ability to review, understand and report financial information
  • Proficient in Microsoft Excel, Word, aptitude/willingness to learn other management software programs.
  • Ability to work with a sense of urgency to handle issues in a timely manner
