Property Manager
Windward Communities is seeking a Property Manager. The Property Manager will manage the day-to-day operations of the assigned apartment community.
Position responsibilities include:
Office Administration and Property Management:
- Manage the financial performance of the property by overseeing rents, occupancies and expenditures
- Supervise resident retention, renewal and leasing programs to maintain maximum occupancy
- Execute court processes for assigned property, including the preparation of case files, notifications and attendance at court hearings
- Enter resident and property work orders into the property management platform and track through completion
- Conduct move-out unit inspections and prepare final accounting statements
- Maintain compliance with applicable Landlord-Tenant Code
- Track and respond to all calls that are relayed after normal business hours
- Enforcement of community rules and regulations
- Management of vendors, ensuring all vendor responsibilities are performed in accordance with contracts.
- Analyze monthly performance and budget projections and discuss strategies with the Multifamily Group Manager
- Oversee resident relations, which includes taking resident phone calls and addressing requests and concerns
- Supervision of Leasing and Maintenance staff and ensure completion of tasks
- Additional duties as assigned
Qualifications:
- Prior industry experience is preferred, but not required.
- Excellent written and oral communication skills
- A comprehensive understanding of marketing techniques and budgeting
- Ability to review, understand and report financial information
- Proficient in Microsoft Excel, Word, aptitude/willingness to learn other management software programs.
- Ability to work with a sense of urgency to handle issues in a timely manner
